Landlords: new tax obligations starting at november

By the approval of the new reporting obligations to holders of property income provided in the reform of the IRS (ministerial order No. 98/2015, of 31 March), landlords (lessors, sublessors or promitente lessors) are obliged to: - To communicate through electronic way, to the Tax Authority and Customs the lease agreements, subletting and respective promises, as well as their changes (rent increasement, the assignment of contractual position, ...) and cessation;  - To send electronic rent receipt for all sums received from their tenants, even as security, advance or reimbursement of expenses (when they don’t opt for taxation under the category B);  - Deliver the Annual Communication of the Rents Received.  To assist landlords in this process that can be of certain complexity, the Domingos Salvador company created a new service of Rents Administration. WHAT DO WE DO?  We comply, by the client, all reporting obligations concerning the registration of contracts and respective changes.   We send, monthly, the receipts for each of the tenants, which are available for withdrawal in our offices (in Vila Nova de Gaia or Espinho) or that we send to the Client via email for printing.  We prepare and submit the Annual Communication of the Rents Received.   BENEFITS FOR LANDLORDS - Safety, because we guarantee the correct fulfilment of obligations to the State;  - Convenience, because we let them totally free of these concerns.
